This Canadian-born business founded in 1978 has grown to become a global commercial real estate advisory firm employing 5000 people in 120 locations across 20 countries.  This opportunity is for a Senior / Associate level Electrical engineer to join an exciting and successful Building Consultancy team, based in London. You will work on a variety of professional and project work for investors, lenders, occupiers, developers, and the public sector. Their broad client mix offer opportunities for travel around the UK and Europe with exposure to a diverse range of property types. The Mechanical, Electrical & Public Health (MEP) engineering team offer traditional MEP design and consultancy services alongside surveying and project management activities with sustainable solutions at the core of their work. Their expertise ranges across all sectors including office, industrial, retail, education, government, healthcare, aviation, and residential.

As part of their succession plan, they are looking for an electrically biased building services engineer who will support the building surveyors in providing building engineering consultancy services that augments and compliments the building surveying and Project Management activities. This is a great opportunity for someone with a background in MEP consulting or design and contracting who is looking to move into a corporate real estate environment. Flexible working arrangements from home and office is available but the applicant must be able and willing to travel to undertake site inspections as part of the role.

 

Duties & Responsibilities:

Design:

  • Be familiar with RIBA Work plan stages, BSRIA BG6(2018) and deliverables required.
  • Understand the requirements and differences between performance design and detail design.
  • Agree briefs with clients to anticipate and identify needs and expectations and develop the job/project brief in conjunction with the team.
  • Prepare and assist in producing feasibility study reports.
  • Work with client and design team to assemble a design specification compliant with the Employer’s requirements, agree its format and content, and ensure delivery by the due date.
  • Agree and monitor scope of works and communicate any changes to the team.
  • Produce calculations for engineering systems as required and ensure proper QA, technical reviews and sign-off are carried out and recorded.
  • Establish the design concepts with the team and determine/agree the programme for the design process.
  • Hold an appreciation of sustainability, net zero carbon and building energy performance issues and ensure that these are taken fully into account in the initial assessment of the job/project and incorporate requirements into job/project delivery.
  • Liaise with the design team and agree the appropriate programme for issuing information to external associated parties.
  • Ensure the team delivers the requisite information to assist with the preparation of the project budget and agree the budget with the team.
  • Carry out periodic review and identify risks affecting overall delivery.
  • Co-ordinate and attend pre-qualification interviews.
  • Review tender documentation and authorise tender issues, review tenders received and advise client on appointment of contractor and liaise between disciplines on multi-functional tenders.
  • Report to the client any variance between the works constructed and the design intent.
  • Ensure appropriate level of site supervision and carry out periodic reviews of construction activity.
  • Ensure relevant schedules of testing/commissioning and snagging are prepared and carried out by suitably qualified personnel and ensure that performance is in line with project guidelines and client requirements.
  • Identify the need for building and site surveys and their relevance to the project and ensure that they are implemented in time to meet the requirements of the project.
  • Manage and monitor site and buildings appraisals and carry out inspections where necessary.
  • Ensure the availability of specialist resource for Computer Aided Design.
  • Follow in full the document control, archiving, CDM and QA processes relevant to job/project work, ensuring reports, correspondence, specifications, drawings, and schedules are issued, and filed in an appropriate manner.
  • Identify client needs and expectations, ensuring they are exceeded.

Surveying, Dilapidations and Advisory:

  • Carry out/assist with technical due diligence surveys and reports.
  • Be familiar with mechanical, electrical, and public health installations and trends and current code/regulatory requirements.
  • Possess and display a good level of written communication skills with an ability to convey engineering systems clearly and concisely in report format and to a lay person.
  • Prepare feasibility study reports.
  • Hold an appreciation of sustainability, net zero carbon and building energy performance issues and ensure that these are taken fully into account in the initial assessment of the job/project and incorporate requirements into job/project delivery.
  • Understand dilapidation assessments (not essential but preferable)

Business and Team Functions:

  • Attend and contribute to staff meetings.
  • Deliver jobs/projects to time and budget and evaluate jobs/projects to identify learning for the future.
  • Input to company job/project and resource management processes.
  • Promptly complete and submit timesheets.

 

Knowledge, Skills, and Experience:

The role is to contribute and assist jobs/projects and deliver excellent service to our clients. The applicant will have obtained, or be working towards, Chartered Engineer status and hold the professional qualifications with bodies such as CIBSE, IET or IMechE (however applicants with proven design experience in the industry may be considered) and can demonstrate experience in the industry for a minimum of 5 years, with a proven ability to work within a team completing engineering reports, detailed design, and site inspections.

The applicant is expected to be comfortable with working in a multi-disciplinary Chartered Surveyor/Project Management environment and shall have excellent technical skills allied with the applicant’s relevant experience.

The role will require the applicant to be familiar with a range of building services installations and be comfortable surveying and reporting on the general condition and potential remedial works required as part of our due diligence service to our clients. Prior experience in carrying out technical due diligence is not essential but preferable.

The applicant will be able to work alone and as part of a team and be able to communicate with clients to provide professional advice in plain English, founded on their wide range of experience in the commercial, retail, healthcare, residential, and leisure sectors.
